First-Time Home Buyer Program

The City of Citrus Heights First-Time Home Buyer Program is available to purchase a home in the City of Citrus Heights. To help you with your down-payment and closing costs, we provide you with a second mortgage of up to $40,000 with fully-deferred payments. Your first mortgage must be a thirty year fixed.  

 

You must qualify as a "low-income" family for this program and you must complete approved home buyer education classes. For more details, please see the program flyer.  If you are interested in the program, please complete and detach the program interest form attached to the program flyer. 

 

The city of Citrus Heights currently contracts with the NeighborWorks Home Ownership Center of Sacramento to process first-time home buyer assistance applications and loan requests.  Return the program flyer to NeighborWorks or drop it off at City Hall. Forms and flyers are also available at City Hall. You may reach NeighborWorks at 916-452-5361 ext. 227.

 

Home Buyer Education

NeighborWorks is also approved for Citrus Heights programs. You must complete at least the "Fastrack" class and "Post-Home Ownership" workshop. Please contact NHS for details on "Fastrack" eligibility. Call 916-452-5361 ext. 227 or email NHS for more information. 

 

The FannieMae Foundation's online Home Buying Guide has very good booklets on home ownership. We also have some of these booklets available at City Hall at no charge.

 

The state of California Housing Finance Agency (CalHFA) has handy on-line calculators to determine your mortgage payment and the home price you can afford.

 

Other programs

SHRA offers the American Dream Down-payment Iniative and Mortgage Credit Certificate programs that may be used in Citrus Heights and may be "layered" with Citrus Heights Down Payment Assistance.

CalHFA offers several programs that may be used with CalHFA loans and as stand-alone assistance. Some of these programs may be combined with Citrus Heights programs.
